Gas Safety Check

Gas safety checks are a legal requirement if you are a landlord, as it is your responsibility to ensure that your property isn’t putting your tenants at risk. These need to be carried out annually. It is also important to note that the tenants own appliances are not the landlord’s responsibility. Failure to adhere to this legislation will invalidate insurances, and some sort of legal action may be taken, including fines.

If however, you are a homeowner, living in your own property, although gas safety checks are not a legal requirement, they are very much recommended, as it may be difficult to detect problems on your own.

A gas safety check includes:

• Checking operating pressure and heat input of the appliance – this ensures it is
• working to manufacturer instructions.
• Flues for chimneys connected to appliances are functioning properly.
• All appliances are suitable for the rooms they are in.
• The appliance has been set up correctly and the gas is burning correctly.
• Appliances are properly connected to gas pipes.
• There is a permanent air supply that is adequate.
• All safety devices are operating effectively.
• All accessible pipework is checked to ensure it is in good condition.
• Gas pipeworks are checked and tested for leaks.
